Whether you are a first-time homebuyer or a real estate investor, you will inevitably have to navigate the tricky waters of mortgages, insurance, and inspections.  The whole process can seem overwhelming.  In walks Kirk Skinner – serial entrepreneur, real estate investor, and realtor.
I asked Kirk what his main challenge was in the real estate world, and he explained, “Many first-time homebuyers don’t understand the process.”   And this is exactly what we delved into over the course of an hour.  So, whether you are a first-time homebuyer or you are on your second or third home, it’s always good to brush up on the sometimes overwhelming process.

The Real Estate Process – Kirk Skinner

1.  Qualify for a Mortgage.

Before you go out, find a realtor. As a first time home buyer, the agent should direct you to a local lender. Once your preapproved and understand the mortgage process, you start looking at homes, it is very important that you qualify for a mortgage first.  This not only helps you to know your budget, but it prevents you from wasting your time.  No one wants to go out, find the perfect home only to realize after searching for a few weeks that it’s not in your budget, or worse, you can’t get a mortgage.  Go get qualified first!  And another thing, many people trust what they read on Zillow, Trulia or Realtor.com.  And while there is nothing wrong with these websites, they don’t exactly pay an accurate picture of what your monthly payment will be.

2.  Identify Your Goals.

What kind of house do you want?  Where do you want it to be?  How long do you see yourself staying there?  What do you plan on doing with this house in 5 or 10 years?  Do you plan on flipping it?  If something were to happen to you, would you be able to pay off the house?  If you decide to move can you sell the place?  Think of your short-term and long-term goals!  A good realtor will ask you the tough questions instead of dancing around them.  Kirk especially wants to ensure all bases are covered in the event life happens.

3.  Look at Potential Homes. 

After establishing your budget, your goals, and your intended use for the home, then it is time to start looking.  Another great tip Mr. Skinner suggested was to bring your parents, grandparents, or someone who has gone through the process beforehand.  A good agent advises this because it’s a daunting process and sometimes this helps reduce the stress.  They often have advice and experience you can utilize. 
If you find a home-not the first one typically, and you like it, Kirk recommends staying in the house for a while and going back a second time.  In this market, it’s hard to do but can save you thousands in repair bills.  Don’t breeze through it, really look at it.  Look at every nook and cranny to take in the details.  A good real estate agent will also help you look for things about the home which may not be in your highest interest.  Perhaps the HVAC system is old, or maybe there is a crack in the foundation, the wall is bowed, or perhaps the roof and/or gutters need reparations.  Sometimes a minor oversight can turn into a huge expense later on down the line.

4.  Make an Offer.

Once you’ve found the house you’ve wanted – and it’s within budget – your real estate agent will help you make an offer.  Kirk’s job isn’t merely showing off houses, it is guiding the buyer through the process and advising them based on what it is they want to achieve.  Kirk, or whoever you are using, will help you make an offer based on your goals and the condition of the house.  Once you make your offer, it can either be accepted or rejected.  If accepted, it’s time to move onto the next step.

5.  Get an Inspection.

While staying in a potential home a little longer to canvas the area and take in the details is good, it is much better to hire a professional to inspect the house.  This person should have a background in construction and would know what to look for.  Depending on the size of the home, this can take anywhere from three hours or more.  Once you get your report back, you can see exactly what issues and potential issues could arise in the near future which could be costly to you.

6.  Negotiate if Necessary.

This is where Kirk shines – let’s say there’s a crack in the foundation, or the chimney is going to need to be repaired, Kirk can negotiate with the seller to either lower the price or to make the reparations.  If the seller doesn’t want to lower the price or make the reparations, you as the buyer can walk away from the deal and go back to house hunting!  Should you & the seller accept the terms, you can move forward. 

7.  Close on the Home.

The minute the papers are signed you can close on the house and move in, rent it out, or flip it if you so choose.
